FAR 2008 Convention and Trade Show

Attendance Down, But Spirits Are Up

Last week, I atttended the Florida Association of Realtors (FAR) 2008 Convention & Trade Show held in Orlando. The attendance was remarkably low from prior years. I chalked this up to the poor economy and the fact that the much bigger NAR Convention is 6 weeks after FAR and is also in Orlando.

FAR put on some excellent training and those in attendance seemed to be postive about their futures in the real estate business. Rick Frissell and I manned the Diamond Dwellings Realty booth and spoke to many of the attendees.

One of the biggest observations that I made concerning the Trade Show aspect of the convention was the lack of any of the major real estate franchises attending as exhibitors. I was very proud to be at the show representing Diamond Dwellings and we had many positive comments on the franchise and on the quality and appearance of the booth itself, we even made a few new friends.

Another observation that was surprising to me was that during the two days I spent at the convention, I only talked to three Realtors who new what blogging was and only one of those actually blogged. Is there any wonder how Diamond Dwellings can position an agent to be the area expert of their hyper local area?

Over all our attendance of the FAR Convention was positive and we met some franchise prospects and helped to brand Diamond Dwellings Realty.

5 Foreclosure Laws You Should Be familiar With

Know the rules of the foreclosure process in your state.

Foreclosure laws very from state to state so research your state’s laws.  A good place to start your research of your states foreclosure process is www.foreclosurelaw.org/.  If you or someone you know is facing a foreclosure of their home, there are 5 laws that that you should be familiar with:

1. Active Duty Military-  If the borrower or the borrower’s spouse is on active duty military, the Civil Relief Act of 2003, prohibits a lender from foreclosing on the mortgage. Additionally, the borrower may qualify for a reduction in the interest rate or even a temporary suspension of mortgage payments.

2. Notification of Intent to Foreclose-  Many states require that a lender notify the borrower 30 days in advance of obtaining a court judgment to foreclose.

3. Non-Judicial Foreclosure-  Many states permit lenders to add a clause to a mortgage that permits the lender to foreclose and sell the property without obtaining court approval.

4. Right of Redemption- Some states permit a borrower in default to satisfy the loan default and recover the property if done within a specified amount of time after the property is sold.

5. Deficiency Judgment-  Some states allow a lender that forecloses on a mortgage to file a judgment against the borrower that entitles the lender to collect from the defaulted borrower any amount of the outstanding mortgage not covered by the sale of the property in question.

It is always a wise decision to enlist the help of a local real estate attorney or one that specializes in bankruptcy or foreclosure law.  They will have the answer to many of your questions concerning the foreclosure of your home.

Professional:

I am a real estate agent and mortgage broker living and working in the Brandon, FL area.  I entered the real estate industry in 2000 following a down sizing at Eastman Kodak.  I am very grateful for the 17 years I had with Kodak as I received a fabulous education in the field or marketing. I have focused on working with buyers since I have an opportunity to offer them the benefit of my years of mortgage broker experience.  I have found that when I act as my clients mortgage broker and real estate agent, I am invited into a closer relationship and they become close friends during the process.  This also allows me to maintain control over the loan process. I believe there is NO ONE that will give my buyer the attention that I give them when getting their purchase to be a success.

Personal:

I have a long a solid marriage to my wife Denise.  We have been married for 36 years and have been blessed with 2 wonderful sons and 3 granddaughters.

My wife helps me in my business and she complements me with skills (such as keeping organized) that do not come easily to me.

My oldest son, Steve, is high school youth pastor at our church, Bay Life Church in Brandon, FL.  He has really grown into a good man.

Ken is the youngest and recently graduated from fire fighter school. City and county budget cuts have kept him from finding a job in fire fighting at this time, but he is working his way through paramedic school, and the added education will boost his value significantly.

We have faced some significant challenges over the years, but our faith has delivered to far more blessings than adversities.

Meet Dave Tipton, Tampa Bay Area Real Estate Broker

Welcome !!  And thanks for visiting the Brandon Dwellings BLOG

I’m the managing Broker of Diamond Dwellings- Brandon, Florida in the Tampa Bay Area. We are a small but growing office and we base our success on our in-depth knowledge of the marketplace and our standards of integrity, plus an in depth knowledge of marketing using web 2.0 technology.

I was born in Danville, Illinois, a small town about 90 miles south of Chicago, and about 90 miles west of Indianapolis. My family moved from Illinois to Tampa when I was 9 years old, and except for periods in the military and working with the Federal Government, I have lived in the Tampa area most of my life. I currently live in the Brandon area East of Tampa with my wife Cathy and our dog Beau and two cats, Cocoa and Maui. I attended T.R. Robinson High School in Tampa and Graduated from the University of South Florida. I have spent a large portion of my life in the law enforcement field. I started with the Hillsborough County Sheriff’s Office and closed out my career with Customs and Border Protection with the Department of Homeland Security. I have found that I love the real estate business as much as the law enforcement field, because I enjoy getting to know people and helping them.

I have been a licensed Real Estate Broker in this state since 1986 and I have also been a licensed appraiser as well. I have been an agent and managed a franchise real estate office as well as my own brokerage firm. I have found that I enjoy the freedom of being able to run my office my own way, implement my own rules and develop my own business plan. I believe that with the help of our team, that we have found a business plan that will allow us to make a decent living by providing professional service while helping our clients to get what they want. My favorite new client is one we receive as a referral of a friend or relative of a satisfied client.

Experience Doesn’t Count!

With virtual offices as our work place these days we don’t hear about conversations taking place “over the water cooler” anymore.  But, networking with associations and over internet web social networks such as Active Rain, I am hearing more and more such comments as:  “I have been in the real estate business xx years and it has never been this way!”  or “People I have done business with in the past are not loyal like they used to be.”  You get the picture? 

I am reminded of the play “Death of the Salesman” written by playwright Arthur Miller when Willie Loman comments to his wife Linda that it isn’t the same anymore.  He remembered back when he would make sales calls to “friends” and they would tell jokes and visit, but they just don’t want to buy from him anymore.  They play was written in 1949.  Does history repeat itself?

I recently heard a Realtor lament “I go out into my farm area every day for a minimum of two hours, knocking on doors and it is damn tough getting a client.”  Just the mention of farm area creates a picture of the hot Florida sun bearing down on me with a hoe in my hand and my back experienceing stabs of pain as I labor.

Don’t get me wrong, we still have to work an area.  We have to be an expert on that area and seek as many client relationships in that area.  But, it has to be done in manner that the public is looking for.

My partner Dave and I have been at the real estate business a while.  But, we have been looking for the last couple of years for a way to not only market ourselves, but provide superior and unique services for our clients.

As Dave said in an earlier post, that is precisely why we have affiliated ourselves with Diamond Dwellings.  By way of this blog, we will be announcing many reasons why someone seeking to sell or buy a home will choose us. 

Also, by way of this blog and other means of information distribution, we will be providing reasons other agents and brokers will want to join forces with us.

Welcome to the Brandon Dwellings Real Estate Blog

By way of an introduction, my name is Dave Tipton, also known as “Big Dog”.  My partner in this venture is my high school friend and idol Rick Frissell. More about us and who we are later.

Rick and I have both been in the residential real estate business for many years. In the past couple of years we have both seen the industry struggle and believe it is undergoing massive changes. These changes are affecting how the real estate industry does business, how they find clients and the services they provide.  Many things are influencing these changes, the real estate bubble, financing, the economy and the internet.  Rick and I both agree that traditional real estate brokerage has to change with the times and we have been exploring how best we can fit into the “New Real Estate” era.  We became interested in the concept of Web 2.0 which takes real estate marketing to a much higher level.  This also gives smaller boutique type brokerages a level playing field with huge national companies.

During our studies and exploration, we came upon Diamond DwellingsTM and its driving force and guru Matt Fagioli.  What we found was that Diamond DwellingsTM is the first truly scalable web 2.0 real estate brokerage. They’ve got a model that will create market leaders & extend market-share for its affiliated agents & brokers.
